The principle of Estoppel precludes a person from asserting something contrary to what is implied by a previous action or statement of that person.
The tenant is estopped by her action of (1) signing the lease; (2) paying the rent and living in the unit without the filed complaint for 10 months. If the unit was not as advertised, she would not have signed the lease once viewed unit, and would not paid rent for 10 months
She made the complaint in order to break the lease without penalty, and should not be allowed.
