Inspection

Do you have move-in and move-out inspection with your and your tenants signatures?  Do you detail about the lawn care in your lease agreement?  Item 2:  bring the pictures of before and after and lawn company estimation.  Item 3. how old is your blind?  If it is a few years old, you show the judge with the receipt.  If it is old like 7 or 8 years old, chance of your claim is diminishing as the normal wear and tear.  Item 4: garbege disposal is for crashing the bone, if you did repair last time and the tenants did not pay for the repair, then you wouldn't be able to make the claim.  Item 5.  pictures show before and after with the $200 receipt.  Item 6 - 9 and 11: again, pictures and receipts.  Item 10:  a bit too much, unless huge holes.  As some of your deduction are a bit high, you should prepare with the receipts and pictures and inspection reports (if you have) and behave respectfully and professionally.  Hope these help.
