wear and tear. And, you should not expect the tenant to pay for replacement / remodeling if a simple repair does the trick compared to the original condition. A nail hole on the wall is normal wear and tear, unless the size of it is so unreasonable that it could only be explained by your tenant's negligence or intentional damage. You charge $30 for a door key? How does it look like in court? Greedy landlord taking advantage of a poor tenant? You don't want be pictured that way, do you? I would negotiate with your tenant and refund the unnecessary deduction. The case may be settled before reaching court.
