First, a real property is registered in the county as deeds. A deed does not have survey. The deed contains a "physical description" describing the boundary of the property.
To have a dispute, TWO deeds of two adjoining properties have to conflict each other. You can't have one property having conflict with itself.
Whether two deeds conflict each other, you can find out by hiring a survyor to survey the property according to the deed(s).
