- Rent out your house, collect the income after all the fees paid (tax, maintenance). Use that as your income.
- Count his income after child support is paid.
- Move with him to a separate house, use both adjusted incomes as community properties.
- Your house will be left to your children, and his pre-marital property will be left to his children.
- He buys life insurance, with his children as beneficiary. You buys insurance for your house.
- If divorce, get back your portion of community properties. No need to get alimony from him, nor pay alimony to him if he has no job at the time of divorce.
Keep premarital properties as separate properties.
