著急：房屋租約已經到期和同意租客推遲四天搬出也到期，租客依舊不搬，請問可以扣deposit嗎？

他拖延的理由是買的房子沒有close。
請問1，怎樣才能知道他說的是真的？2，什麽辦法能讓他盡快搬出？3，可以扣deposit嗎？能扣百分之幾？
