That's what title insurance is for.

The main focus of title search is to verify ownership chain all the way back to the original owner who bought the land from the state (or federal government) during colonial times. That is the time consuming part.

For unexpected lien filed in the last 30 days, they can quickly check the county court with minimal effort right before closing.

In any case, the title company issues you a title insurance, just in case there are something they haven't found. If you found problem, use the insurance for coverage.
