請教因title公司太繁忙而延遲還未能成交的問題...

早在Jun 13, 2014已Pending, 在加州short sale的房屋, 因seller兩年未報稅而得了suspension,
直到十多天前, 全部問題才得已解決,  但現在又因title公司實在太繁忙而延遲了10天仍然未能開始
Draw my closing papers and give me the wiring instructions for the funds.

我擔心的問題是 title公司在十多天前查過的title沒有問題,  但因在延遲大概20天期間一旦意外新增了一些Liens時
Title公司會發現那些新增的Liens嗎? 如果一旦沒發現而成交了, 那麽title公司要負責這些新增的Liens嗎?
