if you are not comfortable to buy that house, never sign the contract. Once you signed, and the seller accepted, the you have to buy it, no way you can easy get out.
That agent is cheating on you. Of couse, you can look at other house, the problem is if you want to buy tow houses.
However, if the house is bank owned, then you can only buy as is. so you need house inspection before you can the offer.
You should ask if this agent is working for the bank or work for the buyer ( you).
I think you should fire this agent.
Normally, earnest money is 1 %, however, it will depend on your contact if it get returend. Some contact allows you to quit the deal in 7 days, some will allow you quit in 5 days after the house inspection, and some will depend on the option you buy. If you don;t trust the agent, then you need a real estate attorney to help you and explain to you, and give the answer for your concerns.
