Nothing in California Landlord-tenant law requires immediate payment of security deposit and/or rent. Meaning, you cannot use missing payment as a reason to rescind the lease. Under general concept of contract law, payment is never a material term in a contract. Even if she missed payment, you must follow the law to give you pay or quit notice and start eviction process afterwards.
