大家買房找經紀人時簽“Exclusive buyer agency agreement”嗎

大家好，我找到一不錯的經紀人，但要簽一份“Exclusive buyer agency agreement"
，這份合約中的下述幾項我不懂或感覺不太舒服：

1. Exclusive Agent: Client agrees that during the term of this Agreement any
and all inquiries and/or negotiations on behalf of Client relating to the
acquisition of any Desired Property shall be through Buyer's agent.

這麽說我不可以直接和賣方交涉了？

2. This agreement may be canceled only by the mutual consent of Client and
Buyer's Broker in writing.

我理解如果我中途決定不再用Agent他就幹了活但拿不到錢了，可如果我要是不滿意他
的服務呢？

3. If Client fails to require the Seller or Seller's Agent to pay the
Purchase Fee, Client agrees to pay the Purchase Fee.

(Agent收3% of Sales price，由Seller出，我不用出錢)我隻需要“Require”嗎？

4. While Client will receive a credit against any amount owed pursuant to
this section for any amount paid on the Client's behalf to Buyer's Broker by
the Seller and/or the Listing Agent, any balance owed must be paid directly
to the Buyer's Broker by Client.

這段什麽意思？

5. If the transaction does not close because of any fault on the part of
Client, the Purchase Fee or Fixed Fee shall NOT be waived and shall become
immediately due and payable by Client.

感覺沒有明確定義“Fault”。

6. 我沒有看到這樣的條款，即如果交易不成則經紀人同意沒有收入。

有沒有專家解釋一下？不知道是不是我多慮了，大家找經紀人時都簽這樣的合約嗎？多
