請問老貓關於購買房子的問題。

是這樣的：

看上了一棟房子，和賣主談好價格後，簽了約並正式啟動相應的程序。Inspection發現了一些問題，賣主同意將主要的問題修理，其它的不管，我覺得問題不太大，同意繼續向前走。但到了Appraisal這裏卻出了麻煩，丈量出來的尺寸比對方打廣告說的相差較大（超過了5%),我覺得很難接受，希望對方降降價或者就退出不買了。對方不同意降價且態度較蠻橫，讓我覺得很不舒服，想請教一下，這種情況下我若退出的話我交的定金能否拿回來（我的agent說很難能拿回來）？還有什麽其它更好的方法嗎？
