You can ask seller to provide source of the number that seller provided. And investigate that seller may know the real size (like previous appraisal measure, builder document). In case you can document that seller know the real size (or should know) and still market the wrong number, you may hire an attorney to sue seller fraud.

In general, the if the apprasisal get the value as purchase price, you may not use the size reason to backout. But in case the appraisal value does not get the value, you may have an good reason.
