根據本洲的法律,SELLER 需要提交CLOSING DOCUMENTS 在CLOSING DAY (見下麵英文段落1,摘自買賣合同) ,但是我的SELLER 沒能夠提交相應的文件.所以我的律師告訴我可以不買或等他們的文件.因為一些個人的原因,所以決定不買.但是被SELLER 的RELATOR 威脅,他聲稱不會退還我的定金,並且還會起訴我 關於他的COMMISSION 和如果房子再賣的價格差. 根據壇子朋友們的建議,我又再次看了一下買賣合同,(見英文段落2),覺得我對於他沒有理由不歸還我的定金,並且我不需要負擔他的COMMISSION 和房子再次上市後的價格差.

1. The Seller or the Seller’s lawyer will deliver normal closing documents including, where applicable, a real property reportpursuant to clause 4.11, to the Buyer or the Buyer’s lawyer upon reasonable conditions consistent with the terms of this Contract.
