I still remember a few comments he made on 9/11/2017. These writings are still highly relevant today for real estate investment:

  • Avoid single-family homes
  • Avoid suburban properties
  • Avoid properties in bad neighborhoods

Don't rely on making money through price appreciation. Long-term success depends on rental income and positive cash flow.

Focus on student housing near universities and properties in major urban hotspots. Look for properties with high rental yields, strong demand, ease of renting, and located in safe neighborhoods.

When opportunities arise, don't hesitate; act decisively. If you miss the opportunity, you'll only be a bystander.

When buying groceries, you're deciding over pennies and dollars. When buying a car, it's about hundreds or thousands. But with real estate, differences can be in the tens or hundreds of thousands.

Don't fear high prices; fear the wrong location. If you buy at a high price, you'll likely be able to sell at a high price in the future.

Regarding building houses, he made the following comments (dated 12/13/2019):

  1. Location
  2. Zoning code
  3. Land area
  4. Determine how many units can be built based on zoning
  5. Sketch a rough plan yourself, or hire a designer to do it
  6. Estimate total construction costs, including land and all associated expenses
  7. Based on the plan, estimate total rental income
  8. Estimate the market value of the new building based on rental income and local market conditions
  9. If the potential profit is over $200,000 and monthly cash flow is strong, the land is worth acquiring
