以往都是在租客入住前收取 first+last+1 month security deposit。
剛聽說州政府2024有了新政策:a limit on the amount of a security deposit that
a landlord may require. During the first year of a lease the landlord may not require
a security deposit of more than two months’ rent. At the beginning of the second
year of a lease the landlord may not keep a security deposit equal to more than
one month’s rent and must return any money greater than one month’s rent still
being held as a deposit.
現在知道了這個新規定,添了很多煩惱想請教老地主們。
1,住了超過1年的房客我現在都要給他們退款嗎(last month rent)還是裝作不知道。
2,如果沒有了last month rent在手,租客如果一旦不交租啟動進入驅逐程序,保證金
勢必被充作所欠的租金,然後後期的所有維修費用都得房東自掏腰包損失。
