A judicial foreclosure is a court-ordered process that allows a lender to sell a property to recover a loan balance after a borrower defaults on their mortgage. The process is governed by the laws of the state where the property is located. 

recourse追索權
The lender (or current loan owner) can get a deficiency judgment if you have a recourse loan. But if your mortgage loan is nonrecourse(無追索權), the lender can't get one
