要重建patio cover 嗎？

南加州出租房（原本是我的第一個自住房），原來木頭 patio cover 很老了，打算拆了， 怕哪天倒了出事。現在的問題是要重新再做一個新的patio cover 還是拆了不再建了？現在的patio cover 600 square feet， 拿到的quote 是$1250 remove the old patio cover, 1)$12000 建一個新的 alumawood, lattice style cover, 2) $9700 noninsulated solid alumawood cover。 大家有啥建議？

另外邊上的鄰居想把跟他家share 的fence 做成block wall， 估計又是一筆支出。
