出租房又發現老鼠怎麽辦？

之前就發現過，我花了$600請了專業人員來處理，現在不到一年，房客說又發現老鼠，要我再去找專業人員，我和他們協商一人出一半，房客不同意，說是房東的責任。

這個錢是無底洞，該堵的地方都堵了，不知道老鼠是哪裏來的。以前的房客從來沒有反應過。

現在的lease是month to month contract，我可不可以要求房客搬走？會惹上官司嗎？
