求教有經驗的地主：三室一衛還是二室二衛？

在波士頓附近，正在設計改建一個康鬥。麵積夠建三室一衛或者二室二衛。如果三室，有一個臥室小一些。現在主要考慮的是租金收入，沒有賣房的計劃。哪個選擇比較好？
