This estimate is a little on the liberal side, you probably can cut 2 days.
This does not include potential big ticket items that we can not see, such as busted pipes, HVAC, water heater. I don't think the basement is bad condition with a lot of junk to remove.
When you go to see the house, pay attentions to these items, and also the basement appliances, panel box, insulation around the foundation, and stairs.
This can be an opportunity for you to earn some sweat equity, potentially more than your annual salary, by working on weekends for two months. By doing so you have a house you can live on one half and rent out the other half living free, and don't have to pay the sky-high rent you are paying now.
