一般來說, 火險分兩大類, actual cash value policy or replacement value policy.
if you have a cash value policy, whether you do the repairs or not, you only get paid the depreciated value of estimated repair costs.
if you have a replacement value policy, similarly at first you will only get paid the depreciated value of the damages, but after you complete all repairs/renovations, you will receive the remaining funds up the the original estimates.
insurance companies usually allow 10% overheads and 10% GC fees, so if you want be your own GC, you can make a little money.
