新手小房東,去年人生第一次買了一個異地小投資房, 是新房,當時沒做inspection. 現在快一年了,最近做了個inspection, 沒發現啥問題,就是看到主臥的celling 跟牆交界的地方有一點不平。
房子隻有一層,驗房師說看不到牆裏麵, 不知道是不是結構問題。
“Drywall ceilings with LVP flooring installed. There was a big dip in the master bedroom ceiling. The condition of
floor coverings is not commented on unless there is a structural significance."
“I'm curious about that dip in the ceiling. I'm not sure what caused that, it could have been a construction or but I just really can't see. I would definitely ask him about that. Want to make sure the truss is installed properly. That is tge framing that supports the roof and ceiling. ”
因為還在一年保修期內,聯係建商來看。 建商說不是結構問題,是個氣泡
"Inspection Complete and found that the actual issue is a small bubble that is worthy wall and the ceiling meat and the owners bedroom. It is not structural it is not a low being the slight bubble in the drywall texture is right about 1/4 of an inch with intolerance. "
想請教幾個問題:
1.這個氣泡問題大嗎? - 附圖
2.建商說可以來修,但需要房客把臥室騰空。我讓房客問修的話需要多久,1天之內還是幾天, 還沒收到回音。
這種給房客造成的不便, 我需要做什麽嗎? 或者給什麽補償嗎尤其如果一天修不完的話?
房客是一家四口,非常好的房客,每月房租都提前1-3天交,房子也很愛惜,保持的很好。簽的是兩年的合同。之後估計還會續約。
3.新房的fence 去年裝好後好像沒有刷保護層。 現在還沒問題因為剛一年。 驗房師建議考慮刷一層保護。這個現在就刷還是等幾年再刷? 我問了一個價大概$900.
