看上一個房子， 給了offer， Seller也 counter offer了。但現在有二個問題

1. Seller要做1031，要求配合。我從來沒做過，這個麻煩嗎？做為buyer 有什麽風險嗎？

2. 這個房現在出租，據說房客這周五搬。我offer18天close，但要求房客在close前五天搬出。但Seller不同意，要求close之前搬出。這個不能接受吧？坐標加州，驅趕一個房客老麻煩的。
