關於加州租控RENT CAP AND JUST CAUSE ADDENDUM的問題

我不知道我的理解是否正確,請前輩核實。

關於豁免的這一條:隻要房主符合下麵條件即可。

(1) a real estate investment trust, as defined by Section 856 of the Internal Revenue Code; (2) a

corporation; or (3) a limited liability company in which at least one member is a corporation.

那是不是對於私人小地主,都滿足?房屋condo,duplex,4plex也都適用?如果是這樣,那小規模地主豈不是可以漲租很多,比如30%?

當然具體個別城市規定的漲幅有更高優先級,比如hayward, san jose 有5%漲幅限製。
