請教各位朋友一個是否需要eviction的租客情況

我是一個小地主，租客3月1號給我發了一個email說move out 是3月31號，我不確信email算不算數，一兩天後讓他簽了move out notification in written dated 還是3月1號和31號，我就和我的agent張羅新租戶，但原來的租戶卻不能確定什麽時候能搬走，剛開始我覺得也不是大問題，幾次三番換時間，我有點煩了，想讓他三月三十一號搬走，怎麽做最好，原來的lease已經過期很長時間，現在按月在付房租，是以lease 為由eviction好呢？ 還是他的move out notification 好？ move out notification 真正簽字時間有點不是30天（信上日期是3月1號），將來用notification在法庭上舉證有效嗎？
