這樣的話，貸款越多，monthly obligation 越大，cash reserve will have to be bigger!

For example, if one has 11 properties with monthly mortgage payment total of $9k. Then the cash reserve will have to be $108k (9kx12).  One can not count the income of any of the 11 properties.  This seems less optimal.

Maybe one can assume 50% property has no rental income? what is a more reasable assumption?
