There are lots of empty office spaces in the Cabot Business Park in Mansfield, 25 miles south of Boston. It won't be surprised you can negotiate a great deal.
Years ago we rented 6,000 sq ft which only cost $2,200 a month. As long as your goods is not hazardous I believe you can use office space as warehouse in many of the buildings.
