S$42,000 monthly rental for Sentosa villa

A three-bedroom villa at luxury hotel Capella Singapore is being offered for long-term rentals at S$42,000 a month, making it one of the most expensive rental properties here.

“We are targeting at least a two-year lease,” said Mr Robert Lagerwey, general manager of the five-star hotel, which opened on the leafy tropical island of Sentosa in March 2009.

The house, which covers 4,693 sq ft on two floors, was built in the 1880s as quarters for British Army artillery officers and until recently had been used as corporate offices.

Indonesian interior designer Jaya Ibrahim reintroduced some of the building’s colonial charm with new parquet flooring, shutters and pelmets as well as colonial-style furnishings. One of the renovation’s most difficult aspects was figuring out how to install air conditioning, Mr Lagerwey said.

The villa’s glass-walled family room overlooks a terrace and private swimming pool. The dining room can seat 10, and each of the three bedrooms has an en suite bathroom.

The tenant will probably be the head of a multinational corporation, said Mr Patrick Lai, director of corporate residential leasing for the Singapore office of Savills, one of the villa’s marketing agencies.

“For someone with the stature of a regional or global CEO, living in a home that is managed by Capella is a huge plus,” Mr Lai said, adding that the rent includes housekeeping services and other amenities.

Mr Ku Swee Yong, chief executive of International Property Advisor, a real estate agency not associated with the property, said it was those extras that probably pushed the fee beyond the S$25,000 to S$35,000 monthly rents usually charged in Singapore for the popular colonial-era homes with distinctive black and white exteriors.
