If you want to build a portfolio, do not sell unless you have to.

If you can find positive cash flow properties, buy more. Use the positive cash flow to balance out the negative cash flow for the current condo.

Rough calculation indicates that you still have $600K buying power, based on 20% downpayment, and using HLOC. You can buy one at a time to gradually build up. If you are stressed out, find a property manager before you quit.

Always choose the positive cash flow properties to buy for long term hold. You can bet the market with negative cash flow properties for short time, within your limit. In one city, different areas tend to appreciate more or less at the same rate in long term.
