5-bed may not sell higher than 4-bed. 4-bed will be higher than 3-bed for sure. 2700 sqft for 5-bed will be a little stretched.

If your city has transfer tax, typically seller pays as well. Buyer may ask you to pay for 1-yr home warranty.
HOA doc could also be seller's responsibility. Of course, all depend on the contract.
For commission, you might be able to negotiate down to 5%.(2.5%+2.5% split)
Sell by owner is not easy unless your local market is a seller's market. Even so, often, you'll still need to pay buyer's agent (3%).
