Why good deal?  I only see positive cash flow for all you 3 condos are

$600 - $185-$45-$225 = $145

$145X3 condos = $435/month.

Assume 10months net rental benefit (exclude vacacy, manage fee, maintain fee,etc), so in one year your profit is only $4350/year, not much.
