怎麽簽這個lease

房客是1男1女(男女朋友關係)加2孩子(老大是女的生的,老二是他們倆生的).男的credit不錯，（３Ｘrent　monthly income).女的沒工作，credit 非常差,not qualified half of the rent．

是隻和男的簽,還是和男的女的一起簽lease?想想如果男的拍拍屁股走人,那種lease更方便evict 女的和孩子?（突然發現自己原來很冷酷）
