稅， 承傳， 家庭LLC。

估計大大大大大大部分做房東的， 都深有體會就是美國稅法對房產投資有莫大的優惠，特別是對支持投資， 翻修， 折舊各種的優惠， 這個也是房地產4大魔法中的折舊和承傳魔法。

我自己每年花大量時間， 就是為了長期保持著我們家稅表上的低端中產， 過去10幾年都是保持著每年AGI11-14萬之間， 大量的買入， 大量的翻修cost segregations, 大量的折舊。

這個也就是延申到承傳的問題。

江湖有話， 死亡和稅收是人生不能逃避的兩個事情， 合起來就是-死亡稅， 我之前說過， 地產對應股票， 有著天然的優勢， 其中的2大利器， 就是折舊 和 Step-up basis.

我在36歲前， 是對death tax沒怎麽考慮的， 因為當時我的人生目標就是10米， 後來2014年我家資產第一次超過15米， 我才成立了living trust, 再後來， 就是7 年前， 超過了22米， 經過考慮， compared between family LLC and Family charitable foundation, 我覺得現階段家庭LLC比較容易操作。

地產界的大量折舊， 給地產holding公司的股份價值是virtually nothing, 這個就對股份的轉持有一定好處。

我家的LivingTrust， 是我們2014 年前的物業，歸領導，  後來的， 都是慢慢的轉入家庭LLc.

我家的家庭LLC， 從開始就是， 我是GP 5% ownership, 領導是45% LP， 兩個孩子是各25% LP， 開始的公司價值是0， 經過7年公司的發展，或獨資， 或合資的，擁有的LLC20幾個， 股份的轉換， 新物業的加入， 現在大概管理著70米的資產， 兩個孩子的股份， 賬麵是不多， 但是the underlining values, 估計就是8-10米。

我的想法， 就是以後有孫子一輩， 領導的45%， 會慢慢的gift 到孫子， 到最後， 兩個孩子會有25-30米， 孫子一輩每人10-15米， 我們還有10%， 這個我可能捐了。

其實我住大農村， 每年花費， 家裏也花不了10萬， 人生30000天， 餘下不到9000 天。
