when considering refi, only 4 things matter:

1. The rate difference: (obviously biger is better)

2. How big is the loan: (the bigger the loan, the bigger the impact)

3. Loan cost (not the prepay and reserve):

4. How long you will hold the loan:  (If you only plan to hold the house for a year and sell the house, forget the refi)
