第一次賣房子，有幾個問題請教

有個出租房子，打算賣掉，我們不在當地，在美國第一次賣房子，聽說賣房子比買房子，複雜多了，有幾個問題請教一下，

1. 不知道幾個月才能賣掉房子，想租戶在裏麵時候，開始賣，這樣可以慢慢賣，不至於房子幾個月，半年沒有租金，這樣行吧？

2. 看到有新規定，賣房子不需要6%傭金，現在是和sale agent協商，現在的行情，一般是多少傭金？

3. 由於不在當地，賣的時候，想sale as it is, 不負責修理任何東西，這樣是不是省心些
