【今日房貸利率】CA, FL, GA, IL, MD, TX, VA, WA - 3月13日星期五

SUMMARY:今天(3月13日星期五)美10年期國債的回報率暴漲,房貸利率也繼續上漲,相信許多人包括我們自己對目前的房貸利率上漲的幅度都會有眼鏡大跌的感覺。為什麽會是這樣呢?????????????

答案是,美聯儲(Federal Reserve),或者更準確地說是沒有美聯儲 (or the lack thereof)!2011~2012年量化寬鬆時,美聯儲為了救市並連帶壓低房貸利率,大量印刷美元用來購買長年期的房貸打包債券(Long-Term Mortgage-Backed Security,or long-term MBS)。那個時候,隻要是你能把房貸給做出來,就有人買—美聯儲買—而且說是基本上不計代價地買。所以雖然那時投資者(主要是美聯儲)也有6個月的追返傭金的條款,但如果你的房貸refinance了,新的房貸美聯儲還是會買。所以大家基本上可以肆無忌怛地每隔6個月,利率降低了,就再重貸一回。

而現在情況則不同了——現在的MBS的投資者主要是私人或機構投資機構而不是美聯儲。私人投資機構購買MBS時,會認真評估MBS裏打包的房貸的重貸風險。如果MBS裏的房貸的實際重貸時間遠遠小於當初MBS定價時的假設,那麽投資機構就會賠錢。俗話說,殺頭的買賣有人做,賠錢的買賣沒人做。在當今美國債回報率一路狂跌的大環境下,投資機構認為市場上待售的MBS裏房貸被重貸的機會太高,都不願意出大價錢投標購買,造成MBS的價格上不去,回報率也就是房貸利率升高卻下不來的獨特景觀。

目前重新貸款50萬的利率,30年固定的零費用重貸利率繼續保持在3.500%,15年仍為3.125%;購房貸款50萬左右,30年固定的利率漲至3.375%,15年暫維持在2.875%。

在這樣的大環境下,如果你想鎖定一個理想的利率,你首先應盡快選定一家貸款公司開始遞交房貸申請,著手準備材料,然後就耐心等待,等到利率滿意的時候再下手鎖定利率。現在重新貸款的人很多,各家貸款公司都在滿負荷運轉;同時現在利率變好通常維持的時間很短,如果你等到利率變好的當天再下手開始申請,很有可能會貽誤時機。<<— 這一點在本周得到了完美的驗證!
