This one fell on our lap and hopefully it is indeed a good investment. The house is $25K below market price but will likely need up to $10K repairs in the near future. $1500 to be spent after closing : $1100 in repairs (window/sheet rock/heator valve; blinds will cost about $400 and hubby's labor ;-). Big items in the next 2-3 years: primary AC ($4,300/seller credited $2500) (in the next 2-3 years) secondary AC ($3,500)Final cost 120100-2500+1500+7800=126900 (about 12.7W)MR 1400 min (1450)
