If you look at the curve of 'Market Value Change', Stockton (likely whole central valley) house prices increase drasticlly from Jan 2005 (~300k), topped at spring 2006 (~520k) and this price now listed is about the level at mid-2005. You probably can get it 300k, but will it bottomed to 200k?
