The commission in accord with the previously executed listing agreement, shall be due and payable at the time of actual closing of title and payment by buyer of the purchase consideration for the Property. The Seller hereby authorized and instructs the Buyer\'s attorney, or the Buyer\'s title insurance company or whomever is the disbursing agent to pay the full commission as set forth below mentioned Broker/Brokers out of the proceeds of sale prior to the payment of any such funds to the Seller. Buyer consents to the disbursing agent making the said disbursements.
