對房子保值功能的爭議應該不大。但總體上講，房子真的能增值嗎？
扣除通脹，調整到2000年的美元水平，全美中間房價從1940年的$30600漲到2000年的$119600，平均年漲幅2.3%。表麵看是在漲，但房子是有壽命的。一個1940年中間價的房子到了2000年大約是比中間價低了。所以比的根本不是一個東西。比較新屋可能更有意義，盡管60年前的新屋和現在的已相差很遠。

其實這個道理就像beginner\'sluck。（Whensomeonewithlimitedexperienceachievesbetterthanexpectedresultsitisreferredtoasbeginner\'sluck.）
假如一個勝率40%的新手去賭博，賭一次之後，他全勝的可能是40%。所以賭一次之後，40%的新手會感覺很好的。而對一個勝率是60%的老手，每多賭一次，隻不過是分母加一，分子可能加一也可能加零而已。所謂beginner\'sluck指的就是新手自我感覺良好這件事。

做短線的缺點很多，就不多說了。說說長線。
既然是長期就不能以短期的輸贏來定英雄。所以短期效果不論好壞都不太說明問題。隻有等長期到了，結果才會出來。可是等長期到了，一旦結果不好，怎麽辦？從頭再來？別忘了，是長期，時間已經過去了。
怎麽樣？嚇壞了吧？
要想不被嚇，膽子大點就好了。
