請教一下關於孩子上grad school租房的問題

孩子和一個同學準備租房，兩人都是incoming 研究生，不喜歡學校分的housing. 現在看中了一個apartment, 看起來是私人own 的，房東的兒子自己在管理。現在這個房東要兩學生交credit report and tax return.

租房一般不都是房東去查credit report 嗎？租客申請交申請費就行了。

另外，這兩新研究生去年也沒啥收入，讀博是有足夠的stipends 租這個公寓了，但tax return 是去年的，並沒有幾個錢。

不知道這裏有沒有什麽red flags?
