Rudy Giuliani, who was mayor of New York City during 9/11, has ceded much of the popularity he courted as “America’s Mayor.” After serving as a key legal adviser to former President Donald Trump, Giuliani is facing myriad legal woes of his own.

Now, he’s making a real estate move that’s also grabbed attention.

He’s placed his longtime Manhattan apartment on the market for $6.5 million, according to Business Insider. The hefty price tag made us wonder if the 79-year-old was being realistic. So, let’s get a peek inside.

Primo property

Whether you’re with him or against him, it’s easy to agree Giuliani’s apartment is awfully nice—and awfully expensive.

Located on the Upper East Side close to Central Park and the swanky shopping of Madison Avenue, the landmarked building dates to 1906 and fronts a Gothic-inspired brick and terra-cotta facade.

The high-floor, high-ceiling residence boasts plenty of sunshine. Original details include the windows, hardwood floors, wood paneling, and leaded glass. The unit is accessed by a semiprivate elevator.

The formal layout includes a living room, a library with a wood-burning fireplace, and a dining room that leads to a glassed conservatory, which could be used as a breakfast room or for casual dining.

In 2021, the FBI searched this home in an investigation into Giuliani’s dealings in Ukraine. According to Business Insider, Giuliani used the apartment to record his podcast even as recently as last week.

Can he get his price?

The ex-mayor has owned the home since 2002, according to the Real Deal.

Only one other apartment is currently for sale in the 33-unit building. That one is located on a lower floor and has four bedrooms; it’s available for $2,875,000.

At 2,200 square feet, that place comes out to about $1,300 per square foot. Giuliani’s place is higher up and has a slightly bigger floor plan with 10 rooms and roughly 2,500 square feet. But does that justify the price discrepancy?

“The last sale in the building was $3.7 million for a very similar yet more updated and glamorous apartment,” says Jenny Lenz of Dolly Lenz Real Estate. “As such, while the $6.5 million asking price is definitely rich, perhaps they are counting on the celebrity attachment.”

“While many properties command a little extra for ‘celebrity aspirational pricing,’ in this case, that might work against him,” says listing agent Cara Ameer, with Coldwell Banker.

“Given all of the legal drama overhanging Giuliani for his involvement with former President Trump, the property could have a negative perception,” adds Ameer. “Because Giuliani’s legal troubles are well known, it might be difficult to command top dollar for this property. There is no doubt a buyer may want to try to take advantage of the situation and bottom-feed a bit.”

Palm Beach pad

In 2019, after Giuliani and Judith Nathan Giuliani had split, their two-bedroom condo in Palm Beach, FL, was listed for $3.3 million. They had purchased the unit in 2010 for $1.4 million and renovated it. The price was reduced to $3 million in 2020.

Eventually, the apartment came off the market and Giuliani appears to still be the owner. Perhaps he’s spending more time in the Sunshine State, since his law license was suspended in New York, barring him from practicing law in the state.
