新預算案與房價車價

新預算案對建築業外勞的稅收大幅提高，這是向正確的方向邁進。前兩天樓下有人擔心這會提高房子的售價。

其實在新加坡的組屋成本中，土地價占了80%以上，在公寓中，地價成本更高。全部建築成本不過10-20%左右。而在建築成本中，人工成本隻占30-40%。而新預算案影響的隻是人工成本中的外勞部分，所以對房價的抬升力是微乎其微的。

當然，從長遠來說，人工成本提高，會全麵提升物價，不過工資都水漲船高。重要的是人工成本提高，有助於科技創新，提升國家競爭力。

新預算案中關於汽車貸款的嚴格限製，將會對COE構成巨大衝擊，我估計3月11日的第一次擁車證投標，價格會大跌。手上有些現金，又想換車的，機會終於來了。
