but check your contract to see terms about cancelation. Real carefully. You will know the answer.
In Texas, you do not need ask the seller to sign . Just seller's agent to sign. If he refuse and you beleve you are right. You can sue him/her(the seller's agent) he/she may pay you 3 time of your real loss if he/she loss in court.
