if you want short sale, first stop the auto payment from bank. Then don't pay the payments (both) and tell banks (both) that you want short sale. If both agree, you sale the house and submit the offer to banks. Bank will decide is it OK or not. In most time the second loan doesn't like it. If it fail, go foreclosure.
