Your statement is an one side story with extreme bias. Without getting both sides stories, it is hard to tell...

1. Why did your tenants decided to leave?
2. What state are you in?
3. What is your exact responses?

One thing you must make sure is that leasing property is a business decision. You got yourself a tenant to enter an agreement, you are responsible for the consequences. Go to court does not guarentee you a profit.
