please help!!!!!求教於 老貓 和其他朋友：房客要提前終止租房合約

因為搬家，賣不出唯一的房子，隻好第一次做了房東，一直有修修補補，也就不抱怨了，誰想今天上午收到房客的E-mail,說要提前終止租房合約：４月初，原 合同到７月底結束。

我的問題是： １。我能做些什麽才能對我自己有利 ？

２。 我的 leasing break policy 要包括哪些內容？

３。當初 收的 deposit 我能留下 嗎？還是要全還給他們？

４。平時的修理費能從 deposit 中扣下嗎？
