You do have lot of energy in dealing those law suits. However why don't you have energy to manage your own rental business? Your problem is that you trust the rental management company too much. They would not take are of your property at all. They just like to collect the money.
If you continue sueing, you may lost more and putting money in lawyer's pocket.
My advice is managing the rental by yourself. Screening the tenants carefully. Be a nice landlord and always return the security deposit. Your tenants were good and gave you one month notice before they left. If you allow the tenants having pets, you have to accept the ador. In the future, pets are absolutely not allowed in the property.
