Due to heavy rain, our basement was flooded with water. All the units within our townhouse building had the same problem. First time it has happened since the building was here. According to our neighbor, it probably had to do with how the water was re-routed in the spring.
The condo manager responded by sending a group of emergency recovery service people to remove carpet padding, as well as getting blowers and dehumidifier into the units to dry the basement and prevent mold growth. Problem is even though the carpet has dried up now, I don't feel it is safe for my kids to play on it again because I am not sure how clean the underground water was. And I don't believe deep cleaning the carpet is going to solve the problem either. The master insurance policy is willing to pick up the service cost (remove water and padding,plus provide equipment to dry the area), but not the replacement cost for the carpet. I was told underground water flooding is not included in the master insurance policy, so I am getting a very fair share of the deal already. I checked with my own insurance, and was told basically the same thing that nothing will be covered because the water came from below. So I have to absorb all the lost and cost myself besides what's been provided above.
Can I go after anyone now or should this be the end of the story? I could live with the dried up carpet, but I would risk to have my kids getting sick. If I replace the carpet with my own cost, there is no guarantee that it won't flood again, afterall the drainage/pump system is probably not working.
